I have a dumb question to ask

What does last month's rent and mean and why is it called for if the tenets weren't even living that last month?

I'm not on my own yet but I know if someone asked me to pay for last month's rent and I wasn't living there last month then I would say heck no! Is it paying for the previous renters or damage or something?

It just means you pay 2 months rent before you move in for the first and last months: When you move in your first month is payed and when you are ready to move out your last month is paid. first and last months rent. A security for them wherever you are moving in.

I've never had to do that for any of the places I've rented from ~

They all wanted a damage deposit (half of a month's rent) straight up, but that was it. I can see how first and last months rent would be convenient, but wow that's a lot to pay up front!

Yep, exactly! When it's time for you to move out, the landlord will review the state of your apartment/suite/whatever and determine how much of the deposit they'll need to cover damages, and how much you'll get back. :0)

Yep, exactly! When it's time for you to move out, the landlord will review the state of your apartment/suite/whatever and determine how much of the deposit they'll need to cover damages, and how much you'll get back. :0)

Oh wow, but they don't charge you for things like the sink not working or or something going wrong with the shower/bath do they?

Oh no, of course not. :03 That is their responsibility to fix.

They'll charge you for things like wrecking the paint or floors, or just leaving things generally yucky.
